Senior Living Center Receives Negative Recommendations from P&Z

Town and Country Planning and Zoning Commission negatively recommended three related items for rezoning Wirth property to make way for Allegro senior living center.

Updated: July 24 at 10:55 p.m.
Town and Country Planning and Zoning Commission unanimously voted for negative recommendations on three agenda items pertaining to the development of a senior living center on Wirth property near Clayton and Mason Roads.

Nearly 40 concerned residents shared during public comments following a public hearing about the proposal to rezone Wirth property to accommodate the use of a 150-unit senior citizen community. All residents who spoke were against the proposal.

With three items on the agenda related to the development, all three requests were unanimously denied by the commission, equaling a negative recommendation to the board of aldermen. The requests would now have to receive a two-thirds majority vote to gain approval.

The first request would have created a new zoning classification, called a "Planned Commercial and Assisted Living Facility District (PCALF)," pertaining to the current Mason Woods Village shopping center and adjacent 8.8 acres of land known as the Wirth property.

The second item would apply the new zoning to the property in question, currently zoned as Commercial (in the shopping center) and Suburban Estate (Wirth property). The rezoning to PCALF would allow for the developers to build the senior living facility and make updates to Mason Woods Village.

The third request was the preliminary site development plan for Allegro and the shopping center.

All three agenda items, after having been amended to read as denials of the proposals, were approved by the commission.

Rich Miller, executive vice president of Allegro Senior Living, presented the site plan and rezoning request during the public hearing.

The proposed Allegro Senior Living Center development is on the agenda for tonight's Town and Country Planning and Zoning Commission meeting at 7 p.m.

The development and a related rezoning request have some residents concerned. Allegro would stand on Wirth Property, adjacent to Mason Woods Village shopping center at Mason and Clayton Roads. Building the senior center would require a zoning change from residential to commercial land use.
